Land Acquisition & Approvals

Purchase of land or property within a designated freehold or leasehold area

Preliminary approvals from the Dubai Land Department (DLD) and Dubai Municipality for zoning, master planning, and permitted use.

Licensing & Registration

Assist with Developer registration by DLD’s Real Estate Regulatory Agency (RERA).

Registration of each project in the Oqood system and establishment of an Escrow Account (mandatory for off-plan sales).

Design & Planning

Using in house and in certain cases collaboration with Architects and Engineers to meet Dubai Building Codes and sustainability standards (e.g., Dubai Green Building Regulations).

Approvals from authorities such as Dubai Civil Defence, Dubai Electricity & Water Authority (DEWA), and master developers if the land lies in a larger community.

Assist in sourcing equity, bank financing and investment

Escrow

Open and maintain the segregated account at a UAE-licensed financial institution.

Verify deposits and withdrawals against contractual milestones.

Provide periodic statements to regulators, developers, and buyers.

Ensure compliance with UAE Central Bank and relevant emirate regulations.

Construction & Project Management

Appointment of contractors registered with DLD.

Compliance with safety, quality, and timeline requirements monitored by RERA.

Marketing & Sales

Off-plan sales after project and escrow registration.

Marketing materials and payment plans approval from RERA

Handover & Snagging Process

Final inspections and certification by DLD and Dubai Municipality.

Title deeds issuance to buyers upon project completion and escrow release.
